Membership Activation

HOW TO ACTIVATE LAKE MEMBERSHIP

The following procedure has been established for those who own homes which currently have Lake Membership.

  • Call the Lake Association Membership office at (949) 770-1313 ext. 211 to schedule an appointment.
  • All household members who are eight (8) years of age and older will need to have a picture ID card(s) made.  We do not require every member to present at the initial appointment.
  • Household members who are eighteen (18) years of age or older and are NOT listed on the Grant Deed will need to bring in proof of residency to receive a membership card.  Please contact the membership office for information about acceptable forms of proof of residency.
  • Bring the recorded Grant Deed to the Lake Membership office located at 22555 Olympiad Road, at the time of the appointment. 

 

 

IF YOU ARE RENTING A HOME IN MISSION VIEJO

  • Contact the Membership Office at 949-770-1313 ext. 211 to check and see if the home that you are renting has Lake Membership.
  • Have you Landlord or Property Manager contact the Membership Office for the paperwork to transfer Membership to you and your family.
  • Call and make an appointment with the Membership Office after you receive your Welcome Letter advising you that your Landlord has transferred the Lake Membership to you and your family. During this Appointment you will learn about the Lake and take pictures for your Membership ID card(s).

 

 

IF YOU ARE RENTING AN APARTMENT IN MISSION VIEJO

  • The only Apartment Complex in Mission Viejo that has access to the Lake is the Vista Del Lago Apartments.
  • If you wish to activate Lake Membership as a Vista Del Lago Resident you must:
  • Visit the Leasing Office at Vista Del Lago and pick up a copy of your "Lake Agreement"- this must be signed and embossed by the Leasing Office-Renters need to fill out and sign this form as well.
  • After picking up the Lake Agreement, call the Membership Office at 949-770-1313 ext. 211 to make an Appointment to come down and learn about the Lake and take pictures for your Membership ID card(s).

 

IMPORTANT FACTS TO BE CONSIDERED

MEMBERSHIP IS PERMANENT

As with any typical property owner association, the Lake Association membership is a permanent aspect of ownership of the lot or condominium. If you sell the lot or condominium, the new owner will automatically be a member of the Lake Association. This assures that the Lake Association will not get smaller; it can only grow larger, providing a large membership base to share the costs of operation the Lake in future years.

VOLUNTARY HOMES (HOMES BUILT BEFORE 1978)

LMVA was established as a Homeowners Association (HOA) in March 1977. The Mission Viejo Company dedicated Lake Mission Viejo to the Association as a California non-profit corporation consisting of those property owners within the ultimate boundaries of the Mission Viejo planned community.

Voluntary Homes were among the first 12,000 homes built by the Mission Viejo Company in the 1960s and early ‘70s. Another 18,000 homes were built after the Lake’s creation. Since these Voluntary Homes were built and occupied before the Lake was established, the original homeowner was offered the chance to belong. The offer remains open for these homes to join the Lake Mission Viejo Association.

If membership sounds appealing to you, please contact the Membership Office to set up an appointment. All owners must be present to sign documents to add their home to the Association. Owners are required to bring a copy of the recorded Grant Deed and their Drivers’ Licenses for processing. A Membership Counselor will explain the rules and privileges and will take photo IDs. The pro-rate assessment and a one-time $50 orientation fee will be due at this time. Family members ages 18+ are required to show proof of residency.  Membership is permanent to the home and transfers to the buyer when the home sells.

MEMBERSHIP IS NON-TRANSFERABLE

Membership is permanently associated with a lot or condominium.  However, membership privileges may be temporarily transferred to a bonafide tenant of a member, but the obligation to pay assessments remains with the legal owner.
